Gateway Center is located at 900 West Trade Street next to Johnson and Wales University. The restack project was spread across multiple floors. Floors 1, 2 and 4 were partially reworked to include new electrical panels, fixtures, furniture, some small offices, new fire alarm devices and miscellaneous office equipment. Floors 3, 8, 9 and 10 were completely demolished and then rebuilt to include new electrical rooms, new fire alarm devices, fixtures, furniture, private offices, conference rooms and break areas. The project area consisted of approximately 110,000 square feet.

The Gateway restack project began with WB Moore partnering with the owner and the design team to document circuitry, panel loads and other research to assist in the development of drawings. Once this task was complete the project team began dismantling the work areas. This was a highly coordinated effort because the client still occupied parts of the space during construction. The team had to keep power on to these clients while de-energizing normal, critical and UPS power circuitry. The teams’ biggest challenges consisted of the realignment of the electrical rooms. The project team took advantage of the necessary power outages to do some major “house cleaning” on the existing electrical infrastructure.  While new gear was being installed, old wiring troughs were dismantled, disconnects and meters were removed and feeders were reworked to isolate each floor’s disconnecting means.  Their second challenge occurred near the close of the project.  A new electrical riser was installed to provide power to the Voice Over Internet Protocol equipment.  The planning abilities of the entire team allowed for a successful installation.  In conclusion, the WB Moore team received several compliments from Rodgers Builders, the Lincoln Harris building engineer and Engineering Operations Manager and the Trammell Crow project management team.
