One Bank of America Center

Three projects in one, the One Bank of America Center comprises a 32-story office tower, a multi-level winter garden and the 18-story Ritz Carlton.

Most of the time, a project is actually a series of projects that come together in the end and function as one unit. One Bank of America Center located in the heart of uptown Charlotte, is one of those.

Three projects in one, the One Bank of America Center comprises a 32-story highrise office tower, a multi-level wintergarden, 5-story sub level parking garage with loading dock, a generator plant built on top of a separate, existing 10-story parking garage and the 18-story Ritz Carlton hotel, the first LEED Certified Gold hotel in Charlotte.

Based on a history of other projects completed for Bank of America, WB Moore was selected to be the electrical contractor and engineers of record by the bank itself. The project was opened in two phases – the Ritz Carlton a full year before the office tower, posing several challenges during the construction of the winter garden and office tower.

unique challenges overcome:
  • Floating vault. The main electrical vault for the entire block is located on top of a water storage tank in the center of the sub-level parking garage.
  • Soil makeup made grounding and lightning protection difficult. Through detailed analysis, WB Moore specified and tested backfill and installation methods for proper grounding.
  • Life Safety Generator, located in the sub-level parking garage of the office tower, had to be operational for the hotel while construction continued on the tower.
  • Cooling towers for Bank of America Corporate Center (a 60-story tower located across the street) were moved to the street level to keep the building online while the new office tower was under construction.
  • Five 2.5MW generators, providing a total of 12.5MW of critical back-up power to support multiple facilities across two city blocks including the new office tower, hotel and the existing 60-story Corporate Center.

The proof? A 2.8 million square foot, multi-use commercial space constructed and operational in the center of one of the busiest financial hubs in the United States.
